There are several stages to the marketing of the station and time frames vary dependent on the property itself, market conditions and expectations. The initial phases can take weeks or several months and include identifying appropriate buyers, coming to an agreement on price and terms of sale and working towards a formal agreement of sale. Filing with the FCC is required and that process takes between 90 and 120 days.

What can I do to improve my prospects for sale?

Know what your station is worth today. Understand the present realities to value. Understand why your station’s performance is what is; don’t try to hide it. Understand the strengths and weaknesses of your station and try to capitalize on the highest realistic station value. Know the outcome you want to achieve and provide reasonable expectations to the buyer.

What elements are the best forecasters of station value?

Cash flow certainly rules, present and historic, but that does not stand alone. The potential for continuing cash flow and the metrics of the local marketplace are also important considerations. The potential for upgrade, format and network prospects are all also considerations. In the end, today’s economic environment requires the deal to be credible to be financeable.

How will you keep the proposed sale of my station confidential?

Before we present a property to a buyer we qualify them as to their level of investment potential and their particular criteria. Further, our standard policy is that prospective Buyers sign a Confidentiality and/or Non-Disclosure agreement before we share any private information regarding a property that is being presented for sale.

The best potential Buyer knows what they want and what they can afford. In the process of qualifying Buyers we work to understand where their financing is come from their basic resume and track record so that we can have realistic assurance of their ability to close a deal.

Will the digital transition affect the value of my television station?
